Bye Bye Boring Marketing

In the ever-evolving landscape of real estate, the past was a simpler time. Homes sold swiftly, often regardless of marketing efforts. Builders and developers thrived, and sales teams could rely on a steady stream of eager buyers. Fast forward to today, and the market tells a different story. With increased inventory and a more discerning buyer base, the old methods no longer suffice.

Our story begins with a familiar dilemma: approvals are taking longer than ever, projects aren’t selling as they once did, and operational, construction, and borrowing costs are rising. In this high-stakes environment, decision-makers are under immense pressure to cut costs while still driving sales. The traditional spray-and-pray approach to marketing is not just outdated—it’s unsustainable. Marketing budgets are being scrutinized, and there’s an urgent need for a more effective, data-driven solution, It’s time to shake up your marketing, and thank goodness for that!

We are on the cusp of a new era in real estate marketing, one that prioritizes customer service and experience. This has been the case for a while now and most industries are catching up, but the pre-construction niche has been coasting due to high demand and a HOT market. But things always change, and they certainly have! Today’s buyers are more informed, more selective, and more demanding than ever. They seek personalized, relevant experiences and expect timely, accurate information. They want it all and they want it now! The one-size-fits-all approach is a relic of the past; the future is about customization and personalization.

To be honest, I never understood how our lazy content, boring e-blasts, and uninspired nurturing ever worked. Maybe that’s why builders were okay with forking out thousands of dollars in sales commissions to brokers and agents, who actually provided a more elevated experience to their database of buyers. But in today’s market, even those agents are struggling to bring in deals! Their investor-heavy portfolios are frozen due to higher interest rates and buyers’ inability to close. Assignments are selling well below purchase value, and people are walking away from their deposits. It’s the Wild West, but the version where the town is empty, quiet, and the local parlour barely sees a cowboy walk in!

So, when a cowboy does come in, how do we treat them? The parlour manager needs to quickly determine whether this cowboy has a penny to spare, what they want, what they need, and how to set themselves apart from other saloons. Your marketing will lure them in (they will register), but what about the rest? Do you expect for the dance and show to sell them the booze or the stay? Meh, maybe for a hot minute! The quality of your product and offering is, of course, crucial. However, like it or not, the guy down the block has a comparable product with a similar offering. The only thing that will make the cowboy stay is how you make him feel. Show the cowboy a good time, and he will become your customer. Keep showing him a good time, and he will come to your saloon every time he needs to quench his thirst or passes through town—he might even bring another cowboy or two!

You can’t be boring. Boring is when you assume. Boring is when you only think of what matters to you! Ever been stuck in a boring conversation? Nine out of ten times, it’s because you don’t give a bleep about what the other person is talking about—it’s not relevant to you, it’s not adding value, you simply don’t care!

So why should your customers? Stop making it all about yourself. Make it about them, for goodness’ sake! Focus on their wants, their needs, their experience.

You can’t ignore the experience. You need to find ways to fulfill it, and in this tough market, you want ways that are cost-effective and make sense. The days of relying on outdated methods are over; it’s time to embrace a new approach that puts the customer at the heart of the process. Let’s make your saloon the one everyone talks about—the place where every cowboy feels at home.
